Bed4Me Ltd – Serviced Accommodation
1. General
By making a booking with Bed4Me Ltd, you agree to be bound by these Terms and Conditions. These terms apply to all bookings, whether made directly with us or via third-party platforms.
2. Bookings
- All bookings are subject to availability and confirmation.
- Guests must be 18 years or older.
- A valid photo ID may be required upon check-in.
3. Payment
- Full payment is required at the time of booking unless otherwise agreed in writing.
- We accept major credit/debit cards and secure online payments.
- A security deposit may be required, which will be refunded after check-out, subject to inspection and deduction for any damages or breaches of these terms.
4. Cancellation Policy
- Free cancellation: Available if cancelled 30 days or more before check-in.
- Between 30 and 15 days before check-in: 10% of booking total will be deducted.
- Between 15 days and 7 days before check-in: 20% of booking total will be deducted.
- Between 7 days and 3 days before check-in: 50% of booking total will be deducted.
- 3 days before check-in: 75% of booking total will be deducted.
- Within 72 hours of check in 100% of the booking amount
- Late cancellations or no-shows: May result in full or partial charges.
- Non-refundable bookings cannot be cancelled or amended.
5. Check-in & Check-out
- Check-in: From 3:00 PM
- Check-out: By 11:00 AM
- Early check-in or late check-out may be available on request for an additional £20/hour and must be pre-approved.
6. Guest Responsibilities
- Guests must treat the property, furnishings, and neighbours with respect.
- Guests are responsible for any damage caused during their stay.
- Quiet enjoyment of the property must be maintained at all times.
7. Smoking, Vaping & Prohibited Items
- No smoking, vaping, or use of balloons is allowed in the property.
- A £100 charge will apply if there is evidence of any such activity.
8. Parties & Gatherings
- No gatherings or parties are permitted.
- If a party is found to be taking place, the booking will be immediately cancelled without refund.
9. Occupancy & Visitors
- The total number of guests must match the booking reservation.
- An additional £40/person per night will be charged for each undeclared guest.
- No visitors are allowed after 10:00 PM.
- Anyone on the premises after 10:00 PM will be considered a guest and charged accordingly.
10. Monitoring & Communication
- Check-in, check-out, and property entry/exit are monitored via door cameras for safety and security.
- No communication with the host is permitted between 10:00 PM and 9:00 AM unless in an emergency — in such cases, contact Police or Ambulance directly.
11. Property Care & Cleaning
- Please leave the property in a clean and tidy condition to avoid additional cleaning charges.
- Before check-out, switch off all lights, appliances, and heating systems.
- All keys, parking permits, remotes, fobs, or any other issued items must be returned to their designated place.
- Any missing or damaged items will be charged at their original or replacement cost.
12. Liability
- Bed4Me Ltd is not liable for any loss, theft, or damage to guests’ personal belongings.
- We reserve the right to cancel a booking without refund if these Terms & Conditions are breached.
13. Privacy
- Guest data is handled in accordance with UK data protection laws.
- Personal data will not be shared without consent, except where legally required.
14. Force Majeure
- We are not liable for any failure or delay in performance caused by events beyond our reasonable control, including but not limited to natural disasters, government restrictions, or technical failures.
15. Governing Law
These Terms & Conditions are governed by the laws of England and Wales, and any disputes will be subject to the exclusive jurisdiction of its courts.
